BROKEROS
Business Development, BrokerOS (Five Star Real Estate) | 2026 to Present
BrokerOS is a brokerage operating system built inside Five Star Real Estate, a 900+ agent brokerage across Michigan and Florida. It gives brokerage leadership one system for the full agent lifecycle: MLS-powered agent tracking and recruiting, offers, onboarding paperwork and e-signing, referral "moments," boomerang/alumni tracking, and co-op visibility. I sell it nationwide to brokerage owners, Operating Principals, and growth leaders, commission-only, owning the cycle from cold call to close.
Sales accomplishments include:
-
Closed a 3,000+ agent South Florida brokerage after a two-part demo with their CIO and SVP of Growth, with a phased rollout that sets up their second brand as an additional account.
-
Built a nationwide prospect database of 2,200+ brokerage records (100 to 2,999 agent shops across the continental US), with tiering rules and hard-identifier dedupe to keep it clean.
-
Run a full multi-channel outbound cadence (cold call, voicemail, text, cold email, LinkedIn) at volume, with 30+ dials before lunch as the daily standard.
-
Booked and ran discovery calls and demos with independent brokerages, Keller Williams market centers, and luxury affiliates from New Jersey to Arizona, including 200 to 400+ agent, multi-office operations.
-
Wrote the sales playbook from scratch: cold call openers tailored by brokerage size, gatekeeper strategy, voicemail, text and email copy, objection handling against incumbent tools, and a 9-stage demo framework (Find, Understand, Follow, Offer, Onboard, Paperwork, Join, Stay Close, Refer).
-
Built competitive battlecards against Courted, Yrney, and Qwilr, positioning BrokerOS at $599/mo per brokerage against an incumbent one customer reported paying about $4,300/mo for.
-
Run discovery with Sandler fundamentals: open-ended questions first, quantify pain in the prospect's own words, map the buying committee early, and book the next meeting live before hanging up.
The tool I built: a custom CRM and sales engagement platform
Instead of paying for a sales stack, I designed and built my own with AI-assisted development (Claude Code). It runs every call, touch, and follow-up I make. About 15,000 lines of Python (Flask), JavaScript, HTML and CSS across 77+ commits, using Google Sheets as a live, collaborative database so non-technical teammates can work the data directly.
-
Dial mode: a prioritized call queue that sorts by data quality score and who is callable right now based on their local time zone, with one-click call disposition logging that auto-advances to the next prospect and a Focus mode that strips the screen down to the call.
-
Call console: script cards for openers, objections, voicemail, gatekeepers, and handoffs, plus a Call Flow rail, all editable in-app with versioned defaults.
-
Multi-channel outreach engine: generates personalized cold emails, texts, and LinkedIn connect/DM messages from templates and merge fields, with a bulk Prepare and Copy queue for fast sending.
-
AI research and copy: one-click "Verify Data" opens a pre-filled AI research thread per prospect, and AI prompt generators draft personalized follow-up texts and emails from that account's history.
-
Follow-up engine: reads each contact's touch history to pick the next channel automatically, handles referrals, and clears the follow-up when a matching touch is logged.
-
Activity log and pipeline: full per-contact history (calls, voicemails, texts, emails, LinkedIn, replies), a 7-stage pipeline with next-action dates, a touch-sequence view (e.g. CE → VM x3 → Txt), and daily activity goals.
-
Multi-user: rep ownership, a shared "lake" of unassigned prospects with Claim/Release, and edit stamping; onboarded a second user for data scrubbing on their own machine.
-
Compliance and data quality: Do Not Contact system, ZeroBounce email verification, a two-party recording-consent badge by state, reason-coded skip rules, scrub scoring, and staleness flags.
-
Engineering discipline: batched API reads and writes for speed, a demo/live dual backend for safe testing, and a 6,000-line technical reference so any engineer or AI assistant can onboard without reading the code.
RESINSMART
Founding Customer Success Manager, ResinSmart (Resin Technology, Inc.) | Nov 2025 to Present
ResinSmart is a 20+ year resin procurement consultancy that helps manufacturers buy plastic resin smarter through market intelligence, price benchmarking, and gainshare-based savings. I was brought in as the founding Customer Success Manager to own retention, renewals, and expansion, and to build the CRM and customer success systems from the ground up.
Accomplishments include:
-
Manage a book of 53 active B2B manufacturing clients across three service tiers (17 Prime, 32 Compound, 4 Base), including 14 affiliate companies under a single master contract.
-
Closed 9 new business and expansion deals worth $118,900+ on accounts I own.
-
Negotiated the company's HubSpot platform renewal: built the case around paying for 26 seats with about 6 active users, added Commerce Hub, and preserved a 40% platform discount through the January 2027 renewal.
-
Led renewal strategy on at-risk accounts, reframing commercial terms from gainshare to flat fee and mapping the real decision path up to the parent company.
-
Ran discovery calls across multiple manufacturing clients to test demand for a new engineering services line and surfaced which client profiles were most open to it.
Systems I built
-
HubSpot CRM architecture: took an early-stage portal to a working revenue system. Designed the deal taxonomy, client tiers, and a dedicated Renewals pipeline; audited 185 custom properties; built fields for three commercial models (Flat Fee, Flat Fee + Gainshare, Pure Gainshare); standardized client statuses, contact roles (Champion, Decision Maker, Main User, Billing), and parent/child account rules for acquisitions and master contracts.
-
Client Health Score, v1 to v3.6: a tier-aware score that grades each client against what they actually bought, not a one-size-fits-all formula. Built on proof of real engagement (held meetings, recorded calls, two-way email), with scoring exceptions for quiet-by-design accounts and a company-wide 0 to 100 app usage score. One release corrected false At-Risk readings on 5 accounts at once (several jumped from 40 to 75).
-
Account Pulse: a way for consultants, CS, and billing to flag what data can't see (budget cuts, a champion leaving, late invoices) using dropdown reasons only, so nothing confidential lands in the CRM. Flags auto-expire on a schedule by team.
-
AI agents that run every day: Claude scheduled tasks refresh health data each morning from call recordings, email, and meeting history, and read the ResinSmart app's analytics every weekday to score usage. Built with guardrails: never overwrites meetings, never moves a date backward, routes mismatches to a human, and fails safe with an alert instead of silently using stale data.
-
Automated client onboarding on Commerce Hub: built 9 quote templates covering every tier and pricing model, with e-signature, card/ACH/wire payment collection, W-9 delivery, billing contact setup, and accounting notifications. A Closed Won workflow updates the client's tier automatically when a contract signs.
-
Revenue and expansion workflows: a Base-tier upsell trigger based on login streaks, a gainshare tracking data model (benchmark price, actual price, volume, savings, invoice status), and tagging of legacy low-fee accounts for repricing at renewal.
-
Marketing consolidation: migrated 8 recurring market intelligence campaigns (daily, weekly, and monthly resin reports) from MailChimp to HubSpot through a three-phase, opt-in transition that protected deliverability and relationships; synced in-app preferences to HubSpot subscriptions.
-
Process documentation: built the team's Notion Process and How-to Libraries (health score SOP with versioned change history, quote guides, user setup, troubleshooting) so the team can run it without me.
